Wetlands are one of the most intensely regulated natural features affecting land use. Wetland
delineations are typically conducted to establish the boundary between wetlands and uplands (or nonwetlands)
of an area. Wetlands possess the following three features: 1) hydrophytic vegetation, 2)
hydric soils, and 3) wetland hydrology. Failure to assess whether wetlands are present on a particular
property can have significant implications on property values and restoration and enhancement
potential, and if not taken into account prior to the initial planning process, it can result in
unnecessary project delays and costly redesign.
